Different villages, different remodels

Irvine grew village by village, and the age of the home usually tells us what the project will look like before we walk in. The older villages, including Woodbridge, Northwood, and Turtle Rock, date to the 1970s and '80s. Homes there are prime candidates for opened-up kitchens, primary bathroom remodels, and whole-home renovations that bring layouts and systems up to current standards. Newer villages have modern structures where the work leans toward customization: a kitchen upgraded past builder grade, a bathroom the production builder never offered, or an outdoor living space added to a bare backyard.

Nearly every Irvine village has an HOA with architectural standards, and exterior work usually needs association approval alongside the city permit. We prepare both submittals and sequence the approvals so the project doesn't sit idle in review.
