Water rarely damages only what you can see. A stain on the ceiling can mean saturated framing above it, and a warped floor can mean a subfloor problem below. As a licensed general contractor (CSLB #1138940), we open up what needs to be opened, fix the cause, and rebuild every layer:

• Find the source of the water and fix it before any rebuilding starts
• Remove damaged drywall, insulation, flooring, and framing that can't be saved
• Rebuild the structure: framing, subfloor, drywall, and finish surfaces
• Match the new flooring, texture, trim, and paint to the rest of your home
• Coordinate permits and inspections when the repair requires them

Can you find the repair a year later? If you can, it was a patch. Our finish standard on water damage work is the same one we hold on our remodels: when we're done, the repaired area looks like the rest of your home.
